If You’re Buying on a Park
If you’re looking to buy on a park, you would be buying from the park owner rather than from us, and the park would give you a Turnkey Price.
The Turnkey Price is influenced by a number of elements in addition to the cost of the actual home, including transport and siting, commissioning for plumbing and electrics, plot size, park amenities, and finishing touches such as decking / steps, landscaping, and additional structures such as sheds, garages or garden buildings.
Just like with traditional property, location plays a significant role - lodges in the Southeast typically command higher values than those further north, while settings near coastlines, lakes, or within breathtaking landscapes such as Devon, Cornwall or the Lake District often carry a premium.
If You’re Buying for Your Own Land
If you’re looking to buy for your own land, there are a few extra considerations - specialist transport, the base for the lodge, commissioning for plumbing and electrics, skirting, decking, steps and landscaping.
Depending on your location and where the lodge is to be sited, you may also need planning, this is something your local authority can advise on.
The timeline from your initial meeting with us to moving in will vary depending on your design choices, complexity of build and material lead times. As a rough guide, it generally takes around 16 weeks to manufacture the lodge from when the specification has been signed off.

This stage is all about creativity and collaboration. The timeframe depends on how much configuration is needed to realise your vision.
Build
Once your design is signed off, your lodge goes into build. This typically takes around 16 weeks, depending on the complexity of your design and material lead times.
Delivery & Siting
Your lodge then makes its journey to its new home. On arrival, it’s carefully sited and positioned by experienced professionals – this stage is usually completed within 1–3 days.
Finishing & commissioning:
From connecting utilities and fitting skirting to adding steps, decking, or landscaping, this stage can take anywhere from a few days to a few weeks.
A Wessex lodge built to the BS 3632 residential standard is designed for longevity. With proper care and routine maintenance, you can expect your lodge to remain a beautiful, comfortable retreat for over 50 years.
Yes, our lodges can be lived in throughout the year! All our lodges are built to BS 3632, the residential standard for park homes. All lodges built to this standard are energy efficient and come with a 10-year GoldShield structural warranty.
If you’re planning on buying on a park and intend the lodge to be your main residence, you will need to make sure that the park has a full residential licence. You can do this by contacting the local council who will have issued the licence to the park.
All Wessex lodges are built to British Standard BS 3632, the residential standard for park homes. This means they are built for durability, energy efficiency, and long-term use. Provided your lodge is registered correctly, it will also benefit from a 10-year structural warranty.
